BOAT DOCK, LAUNCHING RAMP AND PRIVATE BAY ON THE LAKE

The year round water facilities on this estate are outstanding and very few lake properties even come close to what it has to offer. The private 12ft wide lake road was constructed to commercial specs with 3”coarse and 2” fine asphalt giving a total thickness of 5” and can handle fully loaded double axel dump trucks. The lake road leads down to the boat dock and the commercial grade boat launching ramp that can accommodate boats up to 35 feet in length. The launch ramp enters into a private bay area alongside the boat dock that has an expansive side tie area to accommodate the launched vessel(s). The extra wide road leading to the dock makes the use of the water facilities on this estate a joy as you can drive to within a few feet of the dock with coolers food and supplies etc. with the minimal amount of effort and the maximum amount of speed allowing you to start your time on the lake refreshed and hassle free.

The boat dock itself was made to the highest standards of construction with 35 pylons, oversized framing and joists and is over twice the size of docks currently allowed by TVA under the new regulations. Current TVA regulations for new construction allows only a 1,000 ft.² footprint area which must be totally enclosed in either a rectangular or square shape. The dock on this property was grandfathered in and has a footprint of 2,835 ft.² with an additional top deck of 1,500 ft.² making it one of the largest private docks on the lake. The boat dock can accommodate a large cruiser up to 50 feet in length and the heavy duty boat lift is currently lifting a 40 foot twin-engine Sea Ray with ease. Both the lower-level and upper-level of the dock have Trex decks and handrails which allow for trouble-free use and bring the maintenance costs for the dock down to nearly zero.

Some of the many features of this boat dock are as follows:

• Custom-made super heavy duty cantilever jet ski platform that can accommodate two of the largest jet skis or one jet boat and features wide walk around carpeted platforms for easy access to all areas of the jet skis, eight entrance and exit guides, and handheld remote control for raising and lowering.

• The heavy duty 50,000lb boat lift can handle up to a 50' boat and consists of 6 separate pylons used exclusively for the boat lift and half inch steel girders supporting the winch gear. The duel 220v winch motors both run through reduction gearboxes and power the eight 3/8” high tensile steel cables that are attached to the lift bunks. The lift can be operated manually on the dockside control panel or via a handheld remote control.

• There are two light circuits on the boat dock, the lower level having eight overhead lights and one large flood for the boat area and the top balcony having four separate lights. Both light circuits can be switched from either the boat dock or from the great room in the main house.

• The top deck is 1,500 ft.² of usable space and looks out onto the lake and one of the most beautiful sections of the Tennessee River. From your raised vantage point on the dock you have an unrestricted view and can see both up and down river and the Rocky Mountains in the background. There is a permanently mounted gazebo with lighting, 4 110v outlets, hose and real and large dock storage box [stays with the property].

• There is Dock parking for three cars.

• The lower deck has a hose bib and two 110v outlets and a manual switch for the irrigation pump for high pressure wash down uses.

• The large L-shaped side tie dock area for backing in and mooring up to a 50 foot boat makes boarding, loading and accessing your boat simple.

• 220 v circuit for the two boat lift motors, the commercial stainless steel submersible 2 HP irrigation pump and two-phase shore power connections for the boat.

• Telephone and cable outlets are located at the boat shore power connections.

• The main dock area has side tie cleats on all sides, side and end permanent fenders, 2 swim ladders, a large dock box [stays with the property] and wide stairs with Trex handrails up to the top deck.​
