DETACHED ANNEX WITH APARTMENT, EXERCISE/HOBBY ROOM, INSIDE DOG KENNEL AND 15-CAR / 2 FULL SIZE - RV GARAGE

The 2858 ft.² matching annex has its own 100 amp panel and is built to the same exacting standards as the main house with 13” thick matching solid brick exterior walls with an R26 value insulation for the apartment and exercise/hobby room, energy efficient duel pane argon filled windows and solid poured foundations.

The garage floor slab is up to commercial grade standards with 10” thick concrete and reinforcing steel which is then tied into the foundations with additional structural steel. The garage doors are 14’ high and 20’ wide for the RV garage that can accommodate 2 full length and height RV's and 8’ high and 16’ wide for the second garage door.
There is a fully self-contained 652 ft.² one bedroom guest/maids apartment on the second floor that features a full bathroom, living area, dining area, kitchen and bedroom with full air-conditioning and heating. This apartment has its own water heater and the kitchen boasts a double stainless steel sink with hand spray two burn range with vent hood and a double door refrigerator with icemaker hook up [stays with the property], efficiency cabinets with a Lazy Susan and plenty of storage.

There is a 534 ft.² room on the 1st floor below the apartment that has been used as a gym/hobby room etc. This room has air-conditioning 120 V and 240 V outlets and a deep sink with hot and cold water, washer/dryer hookups and both the apartment and exercise/hobby room have cable, telephone, high-speed Ethernet connections and built-in overhead lighting. From the exercise/hobby room there is a door to the 42 ft.² indoor kennel with overhead light that has an exterior steel door with a large dog door built in that leads to the 270 ft.² gated dog run.

The dog run offers the maximum shade due to the high walls and has exterior carriage lights and a hose bib. There is a large double landing stairway that leads from the first floor room up to the one bedroom apartment. In the lower stairway hall there is a door which leads to a large under stairs storage area that also houses the water heater and on the second floor stair landing there is a door which leads out into a raised storage area in the garage that was designed to enable the apartment to be expanded by 850 ft.² with limited expenditure as all that is needed is framing and finishing due to the foundations and window already being in place. There is a huge amount of storage area accessible in the attic rafters with two 5ft wide walkway platforms running the entire length of the structure and there is additional storage above the apartment that can be accessed from this platform.
The entire garage area, apartment and first floor exercise/hobby room are all covered by the main house burglar and fire/smoke detector alarm systems with its own keypad and the system can also be controlled independently from the main house.
The main garage area can accommodate 15 cars or two RVs and two boat trailers or any combination of these and has one extra wide and high two-car rollup door and a double-RV roll up door both with commercial grade belt drive automatic openers.

The detached garage itself has extensive commercial grade built-in shelving with many slide out drawer’s, three separate workbenches w/permanent heavy duty vice, solid steal work bench w/permanent commercial grade vice, overhead lights and three separate banks of 10 foot commercial fluorescent lights. The main garage area has 14 - 110v outlets and 1 - 220v outlet and all are enclosed in commercial grade steel conduits.

There is a huge 37ft X 46ft concrete parking area in front of the garage that is adjacent to the Lake road and this area is illuminated by the 4 carriage lights either side of the doors and the 10 flood lights mounted under the detached garage eaves can iluminate all the areas around the garage. Behind the detached garage is a large area served by a separate road that can be used for additional guest parking etc. and this area also has 110v AC outlets.
