MAIN HOUSE

Main kitchen


The main Kitchen located adjacent to the formal dining room and has 12’ ceilings, a large bay windowed breakfast area with stunning lake views and a 4 person breakfast bar with raised granite counter.

  • The breakfast bar counter has three 110v outlets and a phone outlet, the microwave counter has two 110v outlets, the center island has two 110 V outlets and the disposal control and the main sink counters has three 110v outlets and the disposal control.

  • The breakfast bar can seat four people comfortably and the wall-mounted flat-panel TV [included] can be seen comfortably from here and from the breakfast table.

  • There is a sliding casement door leading from the kitchen to the formal dining room making meal service easy yet allowing the dining room to be totally separate from the kitchen area.

GREAT ROOM


The great room has unobstructed views of the lake and mountains and French doors that lead out on to a covered balcony that runs the full length of the house. The great room contains the following:
 

  • A large wood-burning fireplace with an attractive slate surround and hearth, an oak mantle with a110v outlet and glass panel concertina doors.

  • Professionally installed 7.1 surround sound system with built-in speakers that gives you a true high definition cinematic experience or music reproduction that makes you feel like you are in the concert hall.

  • The rooms lighting consists of the six recessed lights on three-way dimmer switches with a handheld remote control, a ceiling fan and light combo on a dimmer switch with a separate wall switch with speed control and 4 wall outlets on a dimmer switch for table or free standing lamps.

  • Separate air-conditioning system with digital controls.

  • The great room is served by a full bathroom with a solid wood vanity and matching mirror, overhead and vanity lights, solid granite countertop, digitally controlled vent fan with timer and a walk-in shower with glass door.

  • Easy access to the gardens via the gated stairway at the end of the lower covered balcony.

WET BAR


The elegant maple wood paneled wet bar with Italian tile floor is located in the great room and features everything you will need for entertaining family and friends. Some of these many features are:
 

  • 20’ x 1.5’ granite countertop with a 5” granite splash guard.

  • 18’ x 1.5’ granite bar top.

  • Custom fitted solid maple cabinetry that features four under counter cupboards and nine drawers, six over bar glass door [see through] display cabinets each with interior diamond light illumination, 11 wineglass racks mounted under the display cabinets, 7 diamond lights over the bar and all the diamond lights are on a dimmer switch.

  • Five classic style armchair barstools will stay with the property. These high-end stools are solid maple wood and perfectly match the cabinetry and paneling on the wet bar and have upholstered backs and seats with a swivel base and heal rest rails.

FORMAL DINING ROOM


The formal dining room has all the high end touches you would expect to find in a true custom home like the two Swarovski crystal chandeliers and 4 matching dual lamp Swarovski crystal wall sconces on separate three-way dimmer switches also there are dimmer switch controlled wall outlets for lamps on the sideboard plus solid wood custom trim. The 4 full-length windows and bay window plus double French window doors leading out to an expansive balcony allows the diners to view the lake and woodlands while seated at the table. The dining room has a recessed ceiling with octagonal corners and an archway. There is a pocket door to the kitchen and the dining room is large enough for 16 guests [currently configured for 8].

GAME AREA


The game area located next to the wet bar features a mahogany wood trim black velvet pool table with leather pockets, cues, cue rack and accessories, and an electronic dart board [both come with the property] there is also plenty of room for a card table. There is a large chandelier over the pool table and four directional recessed lights both of these fixtures are on dimmer switches.

FAMILY ROOM


The family room adjoins the main kitchen and boasts dramatic lake and mountain views with double French widow doors that lead to the main floor balcony. The family room features a corner fireplace that has an instant ignition switch, recessed ceiling lights, wall lamp outlets and exterior carriage lights all on separate digital dimmer switches.

LIVING ROOM


The Study or den has double leaded glass entry doors from the foyer and a large bay window with four full length arched windows plus a separate exterior door with doorbell plus a switch to control the three carriage lights over the attached garage entrance doors. This large airy room has great views of your private woodland area, circular driveway and island. This room features recessed lighting and a ceiling fan-light combo with wall switch controls and all the lights have digital dimmer switches.

MAIN MASTER BEDROOM


Master Bedroom
The main master bedroom features a large bay window with Lake and Mountain views and has a door out to a private covered patio with recessed and wall lights on dimmers and a wood-burning fireplace. There is a built-in theater quality 7.1 surround sound system and a 41 inch Panasonic wall-mounted flat-panel TV [stays with the property].  There is an electronics/entertainment area where there are wall connections for the built-in surround sound speakers and HDMI, component, DVI, RCA composite, stereo and coaxial connections that are terminated behind the wall mounted television. The lighting consists of recessed lights over the bay window, recessed lights in the main bedroom area and two switched wall outlets for nightstand lamps all of which are on separate digital dimmers with handheld remote controls. The bedroom has its own separately controlled air-conditioning zone and a private door out to the covered balcony that features a wood-burning fireplace, recessed and wall lights on separate dimmer controls and a fantastic view.

MASTER BATH AND WALK-IN CLOSET

The main master bath has Italian tile floor, shower, and spa surround with designer pattern pieces and two separate high-end 1 ¼” granite countertops plus all Giagni faucets and fixtures. The commode is in a separate room with overhead light AC inlet and a digitally controlled vent fan with timer and is accessed via a pocket door. The two-person Jacuzzi spa features variable pulse air bubbles, variable intensity jets and independent heater. There are two Kohler basin’s mounted under the granite countertop with separate mirrors and vanity lights above. The second granite countertop has an open under-vanity area with a mirror, six vanity lights and a stool which matches the cabinetry [stays with the property].  The two-person custom all glass shower has separate adjustable heads, glass shelves, recessed light and a digital vent fan with timer. All the cabinetry is custom solid wood with easy close and magnetic drawers of which there are 9 in the vanity counter and 4 in the sink counter plus 2 double door cabinets. The large window with wood blinds allows you to see the balcony fireplace and views of the lake from the Jacuzzi spa and shower.
The walk-in closet/dressing room has double doors off of the master bathroom and with 72 ft.² has ample room plus dual overhead lights and all custom built-ins including 9 large clothes racks, multiple shelves, drawers, shoe racks and a laundry chute to the laundry room hamper.

SECOND MASTER BEDROOM
 

This huge room has a large bay window with views out to the private balcony and the lake beyond along with two windows overlooking the front gardens. There is a 30 inch wall-mounted flat-panel TV [stays with the property] mounted over the bay window with two wall sconce lights either side on a digital dimmer with handheld remote control. The main lighting consists of multiple recessed lights and two outlets for nightstand lamps each controlled separately with digital dimmer switches. The bedroom has its own separate digitally controlled air-conditioning system and a windowed door leading out to the private balcony overlooking the lake, mountains and woodlands. In the hallway just outside the second master bedroom there is a laundry chute to the laundry room hamper.

 

SECOND MASTER BATH AND WALK-IN CLOSET


The second master bathroom has Italian tile floor, walk in shower with glass door and separate overhead light, custom granite countertop and under mounted sink, Moen faucets and fictures, bath vanity lights and two overhead lights on separate switch’s, digitally controlled vent fan with timer, bath vanity with five drawers and three cupboards and a separate door to a large closet with shelves. The main walk-in closet/dressing room has a separate overhead light and custom built-ins including five clothes racks, four drawers and fourteen shelves.

GUEST BEDROOMS 3 AND 4


The two large guest bedrooms feature floor level full length windows which accentuate the magnificent views of the lake, mountains and woodlands and are served by a separately zoned air-conditioning system. The bedrooms feature ceiling fans with wall mounted speed control’s and three globe light fixtures, large double door closets with overhead lights and custom built in clothes racks and shelves. Both of these bedrooms are spacious enough to easily accommodate a queen size bed along with a vanity and nightstands and the front bedroom has a bay window with a window seat.

OFFICE OR 5TH BEDROOM WITH WALK-IN CLOSET


This room is currently being used as an office and has a large walk-in closet with a window and built-in shelves, four arched windows facing both the side and front of the house and features a ceiling fan and light combo with fan speed controls at the wall switch, multiple wall outlets and a centralized location for the cat 5 computer ethernet wall outlets located in every room in the house.

BATHROOMS


The main house has six full baths that all feature high end Moen and Kohler faucets and fixtures, custom granite countertops, vanity and overhead lights, and digitally controlled vent fans with timers.
There are three guest bathrooms in the main house, one is located on the top floor and features an antique furniture piece with granite countertop and matching mirror, overhead and vanity lights, digitally controlled vent fan w/timer, a full-sized walk in shower and Italian tile floor. The guest bath on the main floor has an antique furniture piece with granite countertop and matching mirror, marble floors, and a separate door to a full-size bath and shower. The guest bath on the lower level has a custom solid wood cabinet with 1 ¼” granite countertop, efficiency drawers, Italian tile floors and a full-size walk in shower.
All bathrooms are served with ¾” piping allowing for excellent flow and pressure and with the hot water circulation system there is instant hot water to every fixture. Each bathroom also has an additional circuit terminated at the ceiling light fixture and controlled from the wall switches for the future addition of heat lamps, ceiling fan, fan heater Etc.

LAUNDRY ROOM


The laundry room is designed for side-by-side oversized washer and dryer with both 220v and gas connections available. The all wood built-in cabinetry consists of two countertops with three under counter single door cupboards and four drawers plus 3 over-the-counter double door cupboards. The laundry room also features a deep washroom sink with hand spray attachment, Italian tile floor, extraction fan with timer, two 110v outlets, two smoke detectors one connected to the monitored alarm system and wood trim florescent light. The laundry room was designed for maximum efficiency and there is a laundry chute from the master bedroom closet and the top floor hallway to a hamper on the laundry room counter.

The storm proof and intruder proof safe room located adjacent to the great room is 83 ft.² and features, dual power from the utility company or in the event of a power outage the emergency generator, 1 foot thick concrete steel reinforced walls floor and ceiling, a 1 ¾”  steel reinforced door with alarm sensor set in a solid steel frame bolted directly into the reinforced walls, a 3’ 4” wide x 2’ 2” deep x 5’ 11” tall American Security fireproof safe that features heating/dehumidifier and door activated lighting [stays with the property], independent ventilation system, overhead light, two 110v outlets, alarm panic button, telephone and cable hookup. The safe room gives your family the added security in any emergency and also allows for the storage of your valuables with similar protections you would get in a bank vault or safety deposit box.

MAIN HOUSE APARTMENT


There is a separate one bedroom apartment on the lower level next to the great room that is completely self-contained with a spacious living room, tiled fireplace with auto start, ceiling fan and light fixtures, wall light outlets on a dimmer switch and double windowed French doors that  lead out to the balcony. The apartments kitchen has four recessed lights on a dimmer control a center island with two overhead recessed lights, high grade 1 ¼” granite countertops, double sink with disposal and hand spray attachment, built-in range and high-capacity microwave oven, vent fans, solid wood custom cabinets with high efficiency features like a Lazy Susan, Italian tile floors, dining area with light and fan above and double windowed French doors that lead to a private covered balcony with great views of the lake, gardens, forest and mountains. The apartment bedroom has an overhead light and wall lamp light controlled on independent dimmer switches and plenty of room for dressers and vanities. There are two large windows in the bedroom overlooking the side gardens and woodlands giving the room a light airy feeling. There are four separate balconies totaling 1,457 ft.² that feature Italian tile over solid reinforced concrete floors, all with high grade Trex railings and pillars and tempered glass panel balusters. BASEMENT


The basement or fourth level comprises of 852 ft.² and is accessed from the side gardens and houses two of the three air-conditioning units, the continuous hot water heater and secondary hot water heater along with the instant hot water circulating system. The basement has a large concrete floor along with expansive storage areas and overhead lighting and a smoke detector that is tied in with the main house alarm system. There is also a window which looks out onto the garden covered patio and the lake beyond.

ATTACHED GARAGE


The oversized 624 ft.²  attached garage is completely finished with 13" thick fully insulated walls, custom wood trim, epoxy finished floors and has double role up insulated garage doors with designer windows. The garage doors are oversized 8 foot high by 10 foot wide whereas standard garage doors are normally only 7 foot in height and do not allow for larger SUV type vehicles. There are two Commercial grade belt drive door openers and five fluorescent overhead lights plus four large double-glazed windows with mini blinds that offer an impressive Lakeview and gives the garage plenty of natural light. The 16 station irrigation controls are located by the garage door to the laundry room along with the pump control circuits that operate the 2 HP irrigation Lake pump at the boat dock. The garage has 10 - 110V outlets 1 - 220V outlet and an indoor hose bib. The 2 X 200 Amp main electrical panels and the automatic Emergency Generator panel are also located in this garage along with the cable, phone and front gate control cables and the co-ax cable for the gate camera.

ATTIC


The spacious standup attic runs the full length of the house and can be accessed via a pull down ladder. Most of the attics square footage has ample height allowances with 1,932 ft.² having a minimum of 8’ headroom and was designed for future conversion into one or two large rooms with the installation of a steel spiral staircase in the corner of the top floor hallway. The attic has multiple lights, 10 - 110v outlets, entryway chandelier winch and a customized automatic thermostatically controlled vent fan system that adds greatly to the homes thermal efficiency.
