INTRODUCTION

This 7430 square foot Georgian style custom 1.6 acre main channel waterfront estate was built in 2007 and is located on one of the prettiest stretches of the Tennessee River at Fort Loudoun Lake. The home is situated in a unique private location that is sheltered from the weather and has super lake, mountain and woodland views from all the rooms and balconies plus features facilities and superior construction that you will not find in any other custom Lake home in this area. This home was designed to take full advantage of the views and its orientation gives the most stunning sunrises and breathtaking full moon vistas that you have ever seen and the view from nearly every room gives you the impression that you can reach out and touch the water.

Prior to the owners building this Estate in 2007 they toured many custom homes valued over 2 Million Dollars and found that in most cases the superficial façade covered standard track home construction techniques that exhibited the contractors interest in saving money rather than building a quality custom home. The deficiencies observed comprised of minimal foundations using breeze blocks and limited steel along with shallow footings or simple pier blocks, common 2”x 4” exterior walls with the associated low strength, flimsy feel and low insulation value and very basic plumbing, electrical and air-conditioning systems. The majority of the homes had Faux wood or foam (painted) crown molding, base board and door/window trim that can contain harmful chemicals like formaldehyde and the majority of the cabinetry contained a high percentage of pressboard or particleboard. Most of the homes viewed had hollow core doors, contractor grade flooring and mostly average grade light fixtures and bathroom - kitchen plumbing fixtures.

The home was designed to have separate living areas that are totally soundproofed from each other with insulated walls and ceilings. Most custom home builders opt for the lower cost design having an entryway where you can see the stairway, dining room, living room, kitchen etc. from the front door. The owner decided against this cost saving home layout as it does not allow for privacy and makes the living room feel like you’re sitting in a concert hall and allows noise to travel throughout all of the closely connected living areas including the dining room and kitchen etc.

The owner being an engineer and extremely detail orientated hand-picked all of the materials and tradesmen and personally oversaw every stage of the construction of this home to ensure the final product would be up to his exacting standards. After speaking with many waterfront homeowners it was apparent that a majority of them did not use their waterfront facilities as much as they would like as they had very limited access and in most cases an arduous sometimes steep walk hand carrying their supplies in order to even get to the water front.

The owner therefore designed the property to have a 12 foot wide paved road leading down to the boat dock and private boat launching ramp. This has proven to be an irreplaceable asset that allows vehicle’s to be driven right up to the boat dock area and also for the easy launching of up to a 35’ boat from the private launching ramp. The owner chose this property for its elevations and outstanding views and the fact that it is in a zero crime area with no airplane, city, street traffic or freeway noise.

As you arrive at the property you will be greeted by a private off road entry drive and impressive double wide gates with brick pillars, decorative wrought iron fencing and antique finish carriage lamps. There is a call box with keypad to either enter your code or press call and then the owners can then speak with you over the house telephone and open the gates automatically. As you drive down the entry road you will see the impressive all brick Georgian colonial style home with arched windows accented with white keystones, natural copper roof trim on the entry way roof and the two bay windows and matching brick walls around the courtyard. The front of the house has flowerbeds and trees with a circular driveway encompassing the Center Island that features a patio area and fountain. As you take the road to the left you will pass the matching all brick Annex and apartment on your way to the boat dock, launching ramp and private bay located on one of the most picturesque areas of Fort Loudon Lake.

The impressive arched main entry door is made of 2” Malaga Cherry wood and enters into the formal foyer that is totally separated from all other living areas in the house. The foyer features 24ft ceilings, marble floors custom oak and teak wood spiral stairs and a dramatic two tier 15 lamp Swarovski crystal chandelier.
